From raw property movement to a scored record in your CRM.

Every month Leadflow watches 150M+ properties, resolves what it sees into clean entities, ranks each one 0–1,000 on readiness to transact, and delivers the result wherever your team works.

Five steps from signal to action.

The record stays pinned as you scroll. Each step changes what it knows, what it is worth, and where it goes next.

Illustrative sample data

  1. Step 1

    Signal ingestion

Leadflow pulls in the movement around 150M+ properties: deeds and liens, ownership tenure, lending cycles, permits, liquidity events, demographic shifts and rate-driven incentives. Each becomes a standardized signal attached to a place, an owner or a lender.

Public records, licensed feeds and proprietary models. Never credit bureau data or live consumer tracking.

  2. Step 2

    Entity resolution and feature engineering

Fragments about the same house, household or lender are matched and deduplicated into one clean entity. That entity is then expanded into 1,500+ engineered features and composite fields that models can use directly.

A resolution framework refined over 20 years of production use.

  3. Step 3

    Predictive modeling and scoring

Models rank every entity 0 to 1,000 on readiness to transact, with lifecycle, capital-readiness and propensity signals alongside the headline score. You get a ranked list, not a raw dump.

Retrained monthly and back-tested against real outcomes.

  4. Step 4

    Delivery and integration

Scored records land where your team already works: REST API for live lookups, S3 or SFTP for batch, or the secure portal. CSV, Parquet and JSON, on a predictable monthly cadence.

Concurrent pool licensing lets you swap markets any month without renegotiating.

  5. Step 5

    Activation and outcomes

Inside your CRM, CDP, underwriting engine or warehouse, the score becomes a call list, a retention flag or an underwriting input. The record keeps refreshing, so the list keeps ranking itself.

Higher-precision targeting, earlier churn detection, sharper underwriting, lower acquisition cost.

Anatomy of a Leadflow record.

Every delivered record carries five layers. The raw signals stay visible, so your analysts can see why a score moved, and the engineered layers mean your team never has to build the matching, modeling or refresh logic themselves.

Built to land inside your CRM and the systems your team already uses.

Leadflow is not a static list. It is a refreshed intelligence layer that shows up as an API response, a file in your bucket, or a screen your team can work from.

REST API

Real-time lookups

Enrich a record on demand inside a live workflow. JSON in, scored JSON out.

S3 / SFTP

Batch delivery

Refreshed files dropped into your bucket or SFTP on a predictable monthly cadence. Parquet, CSV or JSON.

Portal

Secure access

Review audiences, scores and activation-ready segments in a browser, with no implementation work.

One record, many jobs.

The same scored record supports acquisition, retention, underwriting, risk, campaign segmentation and platform enrichment. The data foundation never changes; only the question you ask it does.
